I determined that rather than say the master bath had a claw-foot tub, I needed to convey how much the new owner would enjoy relaxing in a claw-foot tub of their own. Describe the feeling the special features of this home would elicit, rather than a factual listing of what the home contains.

I also noticed the expensive homes’ ads had LOTS of CAPITALIZATION.

Now that I knew I needed to sell an emotion and experience, and armed with my new vocabulary, I attempted to get my buyer to fall in love with my home by having them fall in love with how their life will feel when they live there. I re-wrote the ad, making generous use of my shift key, and came up with the following:
